In 1994 the state of Georgia passed a Trade Practice Act that states that home inspectors must provide their client with a document including the scope of the inspection, confirm that the inspection is a visual inspection, and that any defects noted during the inspection be reported to the client, along with any recommendations for expert specialists. Despite the lack of state requirements for home inspection licensing, many home inspectors still choose to pursue nationally recognized certifications to stand out from the competition and enhance their skillsets.
